For each project involving site development, new building construction,
or remodeling of existing buildings, the contract documents shall include
general conditions, which are patterned after those published by the American
Institute of Architects and which shall include all of the articles in the
AIA Index
which are applicable to the project. All approved projects shall be
constructed so to be readily accessible to and usable by individuals with
disabilities. The superintendent or designee shall review the general conditions
for each project when submitted by the architect and shall assume responsibility
for these conditions being proper and sufficient to protect the Lake Washington
School District.
The superintendent or designee with assistance from the architect shall
be responsible to the superintendent and the board in seeing that all articles
of the general conditions are observed during the construction period.
Change orders shall be approved by the architect and the superintendent
or designee and whenever possible shall be recommended for board approval
prior to proceeding with the work. In cases where approval is needed immediately
in order to avoid a project delay, the superintendent or designee may approve
change orders up to the amount of the contingency in the project budget.
Such change orders shall be presented to the board for confirmation at
the next regular meeting.
